What is a fire alarm system testing log?

A fire alarm system testing log is a register used to document the routine testing and maintenance of fire detection and alarm systems in buildings. Each entry records the test date, the type of test performed (detector function, manual call point activation, zone test, panel check, alarm signal transmission), the devices tested, the test result (pass or fail), any faults identified and the tester details. The log provides a continuous compliance record for the building fire alarm system.

AS 1851:2012 (Routine service of fire protection systems and equipment), Section 4 establishes the testing frequencies and methods for fire detection and alarm systems. Monthly testing includes activation of at least one detector or manual call point per zone to confirm the system generates an alarm signal. Six-monthly testing covers a larger proportion of devices. Annual testing requires every device to be tested. The BCA National Construction Code mandates fire detection and alarm systems in most commercial and public buildings. The WHS Regulations 2011, Regulation 42 requires maintenance of fire safety equipment. Without a maintained testing log, building owners cannot demonstrate that the fire alarm system has been tested at the required intervals, which is a common finding during fire safety audits and Annual Fire Safety Statement reviews.

Benefits of using this fire alarm system testing log

  • AS 1851 compliance: documents testing at the monthly, six-monthly and annual frequencies specified in the standard.
  • System reliability: routine testing confirms detectors, manual call points and alarm signalling devices are functioning correctly.
  • Fault tracking: failed devices are recorded with fault details and tracked through to repair and re-test.
  • Building compliance: provides evidence for the Annual Fire Safety Statement required by state fire safety legislation.
  • Insurance documentation: many insurers require fire alarm testing records as a condition of property insurance coverage.
  • Audit readiness: a complete testing log satisfies fire authority inspectors and building certifiers during compliance reviews.

What to include in a fire alarm system testing log

This fire alarm system testing log covers 9 key areas:

  • System details: building name, fire alarm panel type and model, number of zones, total device count, monitoring company.
  • Test details: test date, test type (monthly/six-monthly/annual), tester name and qualifications, notification to monitoring company.
  • Detector tests: device ID, type (smoke, heat, beam, aspirating), zone, test method (smoke aerosol, heat source, magnet), result.
  • Manual call point tests: device ID, zone, activation result, reset confirmation.
  • Alarm signalling: alarm signal received at fire alarm panel, signal transmitted to monitoring company, alarm sounders activated.
  • Fire alarm panel checks: panel status (normal, fault, alarm, isolations), battery condition, power supply, event log review.
  • Ancillary devices: fire door holders, smoke dampers, lift recall, HVAC shutdown, stairwell pressurisation (where applicable).
  • Failed device register: device ID, fault description, corrective action, responsible person, target date, re-test result.
  • Sign-off: tester signature, building manager acknowledgement, next test due date.

How to use this fire alarm system testing log

  1. Notify the monitoring company and prepare for testing: Contact the fire alarm monitoring company to place the system on test before activating any devices. This prevents false alarm callouts to the fire brigade. Confirm the test scope (monthly zone rotation, six-monthly expanded test or annual full test) and gather the device register for the zones being tested.
  2. Test detectors and manual call points in each zone: For smoke detectors, use an approved smoke aerosol or smoke generator. For heat detectors, use a calibrated heat source. For manual call points, activate the break glass or push-button mechanism. Confirm each device generates an alarm signal at the fire alarm panel and the correct zone and device address is displayed.
  3. Verify alarm signalling and ancillary device operation: Confirm the alarm signal is transmitted to the monitoring company and acknowledged. Check that alarm sounders and visual indicators activate. Where applicable, verify that fire doors release, smoke dampers close, lifts return to the ground floor and HVAC systems shut down in the alarm zone.
  4. Inspect the fire alarm panel and battery backup: Check the panel display for any existing faults, isolations or disabled zones. Review the event log for recurring faults. Test the battery backup by simulating mains power failure and confirming the panel remains operational. Check battery condition indicators and date.
  5. Record results, log faults and restore the system: Enter all test results on the testing log. Record any failed devices with fault descriptions and corrective actions. Reset all activated devices and the fire alarm panel. Contact the monitoring company to restore the system from test mode. Sign the log and note the next test due date.

In MapTrack, you can manage fire safety inspections and equipment checks digitally. Each submission is stored as a timestamped PDF against the asset record.

How often should you complete this log / register?

AS 1851:2012 specifies monthly testing of a proportion of fire detection devices (at least one detector or MCP per zone), six-monthly testing covering a larger device sample, and annual comprehensive testing of every device in the system. The fire alarm panel should be checked monthly, including battery backup testing. Signal transmission to the monitoring company should be tested monthly. Ancillary devices (fire doors, smoke dampers, lift recall) are typically tested six-monthly or annually. Some state fire safety regulations mandate weekly checks of fire alarm panel status. The building owner must maintain records of all testing for the Annual Fire Safety Statement.
