What is a fire pump annual service procedure?

A fire pump annual service is a comprehensive maintenance and performance testing event required under AS 2941. It includes all weekly test items plus detailed inspection, servicing and performance verification that can only be performed annually. The annual service must be performed by a qualified fire protection technician and generates a compliance certificate for the building fire safety file. Key additions over the weekly test include: a full flow test at rated conditions, performance curve measurement at multiple flow points (shutoff, 50%, 100%, 150% of rated flow), comparison to the original acceptance test data, impeller and wear ring inspection, diesel engine full service (oil, filters, belts, battery load test), transfer switch testing, comprehensive valve inspection, full electrical testing and jockey pump service. It takes approximately 4 to 6 hours.

Fire pumps are life-safety-critical assets that may sit idle for months or years between emergency activations, making the annual service essential for confirming operational readiness. In Australia, AS 1851:2012 (Routine service of fire protection systems and equipment) and AS 2941 together establish the mandatory inspection and testing regime for fire pumpsets. State and territory building regulations require the annual compliance certificate as part of the fire safety statement, and most property insurers mandate documented annual servicing as a condition of cover. Without current certification, building owners face non-compliance notices from the fire authority, voided insurance and potential prosecution under WHS legislation if a fire-related incident exposes an unserviced pump installation.

Benefits of using this fire pump annual service procedure

  • Performance verification: the annual flow test and performance curve confirm the pump still meets its rated output. Degradation is caught before the pump fails during an emergency.
  • AS 2941 compliance: the annual service generates a compliance certificate signed by a qualified fire protection technician, satisfying building regulations and insurance requirements.
  • Diesel engine reliability: a full engine service (oil, filters, belts, battery load test) ensures the diesel driver is ready for extended operation during a fire event.
  • Component longevity: inspecting the impeller, wear rings and mechanical seal during the annual service catches wear before it causes catastrophic failure or performance degradation.
  • System integrity: inspecting all valves, backflow prevention devices and connection points ensures the complete fire protection system is functional.
  • Insurance compliance: documented annual fire pump service certificates are typically required as a condition of property insurance cover.

What to include in a fire pump annual service procedure

This fire pump annual service procedure covers 6 key areas:

  • Performance testing: full flow test at rated conditions, performance curve at shutoff/50%/100%/150%, comparison to acceptance test data.
  • Pump internals: impeller and wear ring inspection (measure clearances), mechanical seal or packing gland assessment.
  • Diesel engine service: full service including oil + filter change, air filter, fuel filter, coolant check, belt inspection, battery load test.
  • Electrical: transfer switch operation test, full electrical test (insulation resistance, contactor condition, wiring).
  • Valves and pipework: inspect all valves, backflow prevention device, fire sprinkler/hydrant connection points.
  • Compliance and certification: compliance inspection per AS 2941, update fire pump log book and issue compliance certificate.

How to use this fire pump annual service procedure

  1. Complete the weekly test procedure first. The annual service carries forward all weekly test items.: Run through the full weekly test checklist including pump start tests, pressure readings, diesel engine checks and jockey pump verification. Document all results before proceeding to annual-specific tasks.
  2. Set up calibrated test gauges on the test header. Conduct the full flow test at rated conditions (rated flow at rated pressure).: Install calibrated pressure gauges on the suction and discharge sides of the test header. Open the test header valves progressively to achieve rated flow. Record suction pressure, discharge pressure and flow rate at rated conditions.
  3. Measure the pump performance curve at four points: shutoff, 50%, 100% and 150% of rated flow. Compare results to the original acceptance test data and note any degradation.: Adjust the test header valve to achieve each flow point. Record suction pressure, discharge pressure and flow rate at shutoff, 50%, 100% and 150% of rated flow. Plot the results against the original factory acceptance test curve. Any pressure drop exceeding 5% at rated flow warrants investigation.
  4. Inspect the impeller and wear rings. Measure clearances and compare to manufacturer tolerances. Inspect the mechanical seal or packing gland and replace if worn.: If the pump design allows inspection without full disassembly, measure wear ring clearances using feeler gauges and compare to the manufacturer specification. Inspect the mechanical seal for leaks exceeding an acceptable drip rate. Replace packing gland material if the drip rate cannot be controlled with adjustment.
  5. Perform the full diesel engine service: change oil and filter, replace air filter and fuel filter, check coolant, inspect belts, conduct battery load test.: Use the oil grade specified for the diesel driver, typically 15W-40 CI-4. Replace both primary and secondary fuel filters. Test coolant concentration with a refractometer. Load test both battery banks and replace any battery below 75% of rated CCA.
  6. Test the transfer switch operation (electric pump). Conduct full electrical testing: insulation resistance, contactor condition, wiring inspection.: Simulate a mains failure to verify the transfer switch directs power to the fire pump motor. Use a 500V megger for insulation resistance testing on the pump motor. Inspect all contactors for pitting and check wiring for heat damage or loose connections.
  7. Inspect all valves (suction, discharge, test header, bypass, relief). Check the backflow prevention device. Inspect fire sprinkler and hydrant connection points.: Verify each valve operates freely and seals correctly. Inspect valve stems for corrosion. Test the relief valve set point. Check the backflow prevention device for correct operation and certification currency. Inspect all sprinkler and hydrant connections for leaks, corrosion or mechanical damage.
  8. Service the jockey pump (pressure switch calibration, seal condition). Complete the AS 2941 compliance inspection. Update the fire pump log book and issue the compliance certificate.: Calibrate the jockey pump pressure switch to maintain system pressure within the correct band. Check the jockey pump seal for leaks. Complete the AS 2941 compliance inspection checklist. Sign and issue the annual compliance certificate and file it in the fire pump log book.

How often should you complete this service procedure?

A fire pump annual service must be performed once every 12 months as required by AS 2941. The annual service generates the compliance certificate that satisfies building regulations and insurance requirements. Between annual services, weekly tests must be conducted to verify the pump starts and runs correctly. In MapTrack, set up both the weekly test schedule and annual service schedule for each fire pump with automatic reminders and compliance certificate expiry tracking.
